Munich isn’t just a particularly attractive city for many high-caliber professionals. Mountain lovers and fans of the Bavarian way of life also frequently choose the city on the Isar as their preferred place to live. As a result, housing in Munich is highly sought-after and therefore in short supply. With the “Living Isar” residential complex, a stylish “city within a city” has been created on the former Osram site in the Untergiesing district. In addition to its approximately 450 apartments, it offers everything else that characterizes a residential neighborhood with a high quality of life.

As the developer, the REAL Estate Group has built a residential complex here that takes every aspect of modern, urban living into account. In addition to more than 450 apartments (98 of which are subsidized), the attractive buildings also feature two daycare centers, a café, modern office spaces, and two spacious underground parking garages. Of course, the project also includes ample green spaces with playgrounds for the young residents and green recreational areas for the owners and tenants of the new apartments. The architectural design was provided by Ortner + Ortner, while the landscape planning was handled by Topotek 1 landscape architects; both firms are based in Berlin.
The site is designed to be completely car-free, yet easy and quick for cyclists and pedestrians to navigate. Construction was carried out to the environmentally friendly KfW 55 standard, with the buildings heated via district heating. The climate-friendly construction also includes green roofs as a contribution to reducing CO2 emissions in Munich’s inner city.
A large portion of the more than 450 apartments, with an impressive total area of approximately 20,000 square meters, were fitted with “ HARO ” parquet floors. Prior to this, the future residents of Living Isar had the opportunity to select from various types of parquet flooring from both the HARO two-layer and three-layer collections in the Plank 1-Strip Maxim and Plank 1-Strip 180 formats. By installing HARO parquet flooring, the REAL Estate Group has set a special standard for healthy, stylish, and high-quality living.
